Marcka Auction Services/Marcka Realty reserves the right to refuse or suspend bidding privileges to anyone at anytime. We reserve the right not to issue a bidder number. Submitting a bid constitutes the Bidder's acceptance of these terms and shall form a binding contract to purchase between the Bidder, the Seller, and Marcka Auction Services/Marcka Realty.

REAL ESTATE: If bidding on the real estate, pre-approval may be required if not familiar with the auction company. A 10% Buyer's Premium will be added to the final bid to establish the total sales price. 10% (non-refundable) deposit within 24 hours of the close of the auction. Check or wire transfer. Balance due at closing, within 30 days of sale. If not familiar with the auction company, check must be accompanied with a bank letter of guarantee. 2026 property taxes will be prorated. Property being sold "AS IS", "WHERE IS", with No Warranties or Guarantees, both surface & subsurface, having invited & given the right to inspect property prior to bidding. Property being sold subject to any and all easements of record. All measurements per tax records. Buyer to verify measurements. The buyer will be required to sign a Sales Contract, along with any other required documents at the conclusion of the auction. TN Residential Property Disclosure will be part of the sales contract. The original farm house was built prior to 1978, so a Lead-Based Paint Disclosure will also be part of the sales contract. NO CONTINGENCIES on inspections, appraisals, or financing. Buyer is responsible for their own closing cost, including their own title search. Possession at closing. Marcka Auction Services, Marcka Realty, nor the Seller make any representation or warranty regarding any utility services available to the property. The high bid for final sale is subject to the Seller's Approval.

ENDING OF SALE: The auction will begin closing at 7:00 PM (CT) on THURSDAY, SEPTEMBER 10, 2026 and will be a soft close. If a bid is placed on the house within the last five (5) minutes of the house closing, the bidding time for that lot will auto-extend five (5) minutes. This process will continue until no other bids are being placed. If a bid is placed on the personal property within the last two (2) minutes of the item closing, the bidding for that particular lot will auto-extend two (2) minutes. This process will continue until no other bids are being placed on that lot.
Marcka Auction Services/Marcka Realty WILL NOT be responsible for mistaken bids or for missed bids. Marcka Auction Services/Marcka Realty will not be responsible if the platform or internet service fails to work correctly before, during, or after the auction. Marcka Auction Services/Marcka Realty reserves the right to extend the bidding ending date & reserves the right to suspend the bidding in this auction. By using this site, the bidder accepts that they are using this site at their own risk without any warranties or guarantees from Marcka Auction Services/Marcka Realty or the Sellers.
